Conditions of Let

1. Arrival and key pickup will be after 3pm or by arrangement. Cottage must be vacated by 10am 

on day of departure. 

2. The cost of the rental charge is fixed irrespective of the number of occupants.  The right to 

terminate the booking if more than the stated maximum of occupants are found to be occupying 

the property is reserved. 

3. The property must be used for holiday purposes and not sub-let. 

4. Payment is to be made via Paypal, or Electronic Banking.  A non-refundable 20% deposit is 

required as confirmation of booking, with the outstanding balance due to be paid eight weeks 

prior to the start of the letting period.  Bookings made within eight weeks of the start of the 

letting period are required to be paid in full.

5. In the event of cancellation after the full balance being paid any refund is at our discretion.  It 

is therefore strongly recommended that you take out insurance against the cancellation of your 

holiday.  In all instances deposits will not be repaid and an administration fee of 10% of the 

total cost will be charged. 

6. If for any reason beyond our control we are unable to provide the property booked we will 

refund all monies paid in full and the hirer shall have no further claim against the proprietor. 

7. Use of the property is at the hirerís own risk and no liability shall fall on the proprietor for injury 

to the occupants or for any damage or loss suffered by the hirerís personal property. 

8. Guests must leave the property clean and tidy.  A damage deposit of £100 is required.  This is 

to be paid when the cost of the rental is due in full, and will be returned within one week after 

the let period, any damages will be deducted from this.

9. Smoking is not permitted in the cottages. 

10. No pets or animals are permitted in the cottages 

11. Children must be supervised at all times, and adults are responsible for their children if using 

Play area and Log cabin.

12. Maximum occupancy for each cottage is 4/5 persons.

Failure to comply with the above stated conditions may result in termination of the let at the discretion 

of the proprietor and incur a charge in respect of any losses incurred by the proprietor.
